Client Preparation & Responsibilities:
The Photographer’s role is limited to capturing high-quality images of the property as it is presented at the time of the scheduled shoot. The Photographer is not responsible for cleaning, staging, organizing, or moving personal belongings or furniture.
It is the responsibility of the homeowner, agent, or designated representative to ensure that the property is photo-ready prior to the photographer's arrival.
Please note that time on-site is limited, and the property will be photographed as-is unless specific arrangements have been made in advance.

Homeowner Prep Checklist for Real Estate Photography
Exterior:
- Mow the lawn and edge all walkways.
- Remove vehicles from the driveway and front of the home.
- Close garage doors.
- Sweep porches, sidewalks, and driveways.
- Put away hoses, tools, trash bins, and lawn equipment.
- Remove seasonal decorations (unless desired for staging).
- Turn on all exterior lights and replace burnt-out bulbs.
Front Entry:
- Wipe down the front door and clean any glass.
- Remove shoes, mats, or clutter near entryways.
Living Room:
- Declutter surfaces (tables, shelves, entertainment centers).
- Fluff pillows and straighten cushions.
- Hide TV remotes, cords, toys, and pet items.
- Turn off ceiling fans.
- Open blinds and curtains to let in natural light.
- Turn on all lights and replace any bulbs if needed.
Kitchen:
- Clear countertops (remove appliances, dishes, mail, etc.).
- Wipe down all surfaces (countertops, appliances, sink).
- Hide dish racks, soap bottles, towels, and trash cans.
- Remove magnets or notes from refrigerator.
Dining Area:
- Set the table simply (optional) or leave clean and bare.
- Straighten chairs and center them evenly.
Bedrooms:
- Make all beds with neat, wrinkle-free bedding.
- Clear nightstands and dressers (leave minimal decor).
- Hide laundry baskets, clutter, and personal items.
- Turn off ceiling fans and turn on lights.
Bathrooms:
- Close toilet lids.
- Clear countertops of toiletries and clutter.
- Hang clean, neutral towels neatly on towel racks.
- Remove bathmats and trash cans (optional).
- Clean mirrors and glass shower doors.
Office / Bonus Rooms:
- Tidy up desks, remove personal paperwork.
- Hide charging cables, electronics, and clutter.
- Stage as a usable space (reading nook, gym, etc.).
Pets:
- Remove pet bowls, beds, toys, and litter boxes.
- Make arrangements for pets to be out of the house during the shoot.
General:
- Replace any burnt-out bulbs (warm, consistent tones work best).
- Clean all windows inside and out for maximum natural light.
- Declutter as much as possible—less is more in photos!
- Make sure all light fixtures are working and turned on during the shoot.
